How to read a result
Three habits that make these numbers useful
- Compare total cost over your real holding period, not the monthly payment. A payment $32 lower is not a saving if it cost $2,000 and you sell in year three.
- Put the taxes in. In Camden County a 2.68% effective rate on a $398,000 home is $889 a month. That figure decides more approvals than the interest rate does.
- Treat the ratio caps as ceilings, not targets. An approval at 45% back-end is still 45% of your income committed before groceries.
