Mortgage applications and credit information
When you apply for pre-qualification or pre-approval we collect the information required to evaluate a mortgage application, including income, employment, assets, liabilities and credit history. Pre-qualification uses a soft credit inquiry that does not affect your score. A full pre-approval uses a hard inquiry, and we tell you before that happens.
We share application information with the parties required to complete a mortgage transaction: credit reporting agencies, appraisers, title and settlement agents, mortgage insurers, investors and, where applicable, the relevant government agency. We do not sell your information and we do not pass it to lead networks.
- Credit reports and scores from the three national consumer reporting agencies
- Income and asset documentation you provide or authorize us to retrieve
- Property information including appraisal, title and insurance detail
- Records required by the Home Mortgage Disclosure Act and applicable state law
Your rights under federal law
Under the Fair Credit Reporting Act you may request a free copy of any credit report used in a decision about your application, and you may dispute inaccurate information with the reporting agency. Under the Equal Credit Opportunity Act you are entitled to a written statement of the specific reasons for an adverse action within 30 days of a completed application.
